REAL Activity is always about the numbers!  Numbers mean a lot of things! 

The Right Buyer:  The More People who see a property equals the more chances it will find! “The Right Buyer”

Price:  The Price has to be right!  To create the right activity!  The price has to be right!  Using the entire area…not just a town or a section of a city!  Using ACTIVE Competition.  Price your home with a price that reflects VALUE!  That is what the current buying market is looking for…therefore that is where you need to be priced.  I know…you think you need negotiation room…but you will not do well being priced higher and in level with homes that offer more or are in a better location…  Learn that you can say “NO”.  There is also the considerationof Appraisal.  Appraisals are stricter today and they check twice!  The Banks require a recheck of competition in the market prior to closing. Do not pack and be told the closing is off prior to closing!  YOUR Property is not sold til its RECORDED.

The number of pictures you have on a website!  HUGE!  Make people look!  Survey says…the more pictures, the more “hits” you will get!

Okay!  ACTIVITY!  if you were a buyer (right now)!  what would you offer on your home.  Look at all the other homes in the price ranges and the areas around.  Which one would you buy?  for the price you had your house on the market for? 

 Example:  you want to sell your home for $100,000, but your Professional Realtor recommends $75,000.  If you put your home on the market at $100,000, would you buy yours or another home?  BE HONEST…there is your answer! 

Another consideration, in this market that is known for falling prices…you set yourself up for further loss by pricing your home with your heart… and paying your mortgage and monthly bills is also part of that loss in $$!
